Strategická průmyslová zóna Holešov se nachází ve Zlínském kraji na ploše bývalého letiště u města Holešov. Průmyslová zóna je otevřena všem zájemcům v oborech zpracovatelského průmyslu (s výjimkou prvotního zpracování surovin), vědy, výzkumu a strategických služeb. Pro investory jsou připraveny pozemky v rozměrech od 0,5 až 100 ha.

charakteristika zóny
Průmyslová zóna Holešov je umístěna v rovině a od obytných částí je oddělena protihlukovým zemním valem, biocentrem a biokoridory. Zelené plochy jsou plánovány i v další výstavbě průmyslové zóny. Ochrana životního prostředí, zejména podzemních vod, a zlepšování kvality života obyvatel v regionu jsou vnímány jako nezbytný a primární předpoklad výstavby a provozování průmyslové zóny.
INFRASTRUKTURA
Strategická průmyslová zóna Holešov má pro investory připravenou veškerou infrastrukturu.
Inženýrské sítě jsou vedeny ze dvou směrů. Do zóny je přiveden plyn, voda, elektřina, telekomunikační infrastruktura. Ze zóny jsou odváděny splaškové a dešťové vody.
Zvláštní péče je věnována nakládání s odpadními vodami, které jsou odváděny prostřednictvím přivaděče s čerpací stanicí. Na páteřní technickou a dopravní infrastrukturu je navázána vnitřní infrastruktura. Každá plocha určená k prodeji má zajištěno přivedení obslužných komunikací a inženýrských sítí k hranici pozemku.
Dopravní dostupnost
Strategická průmyslová zóna je výhodným místem pro obsluhu celé České republiky. Prostřednictvím tří páteřních komunikací je vhodně a kvalitně napojena na okolní silniční a dálniční síť.
Dostupnost železničních koridorů podporuje železniční vlečka vedená přímo do zóny. Uvnitř průmyslové zóny jsou neveřejné účelové komunikace určené pro obsluhu areálu.
Pedestrian and cycling paths have also been constructed, connected to surrounding cycling routes.
Transport accessibility in terms of workforce is primarily ensured by an extensive public transport network. The town of Holešov is a regional hub for both bus and rail transport.
Entry information for investors
According to the rules of the Ministry of Industry and Trade, the zone is designated for construction in the fields of manufacturing industry (CZ NACE 10-33), strategic services, technology centres, or research and development, excluding sectors focused on primary processing of raw materials.
According to the Holešov town zoning plan, the primary use of the industrial zone is manufacturing industry and warehousing; permitted uses include production and strategic services, technology centres, science and research, associated transport and technical infrastructure, associated civic amenities, and public spaces including public and buffer green areas. Prohibited uses include primary processing of raw materials and activities that could endanger surface or groundwater. In the interest of environmental protection, preserving the landscape horizon, and maintaining the pleasant character of the site, building regulations have been set for investors. Maximum building height is 16 m, maximum building coverage is 60%, and minimum green planting is 20%.
CURRENT LAND OFFER AND PRICE
The layout of the Holešov Industrial Zone is based on an urban planning study. A diversified occupation of the zone is anticipated in terms of both sectors and investor size. In the basic layout, 100 hectares are reserved for larger projects. The remaining areas are designated for medium and smaller investments.
Plots in the central and south-eastern part of the zone are currently available for medium and small-scale projects. Land is offered at the standard market price based on an expert valuation.
INVESTMENT INCENTIVES
Investment incentives support entrepreneurs who develop the region through investment and help cultivate its environment. They are provided by the state, approved by the government and ministries, and processed by the CzechInvest agency. They are granted to applicants primarily in the form of an income tax credit, and in certain cases as a subsidy.
The Holešov Strategic Industrial Zone is a preferential area under the Investment Incentives Act, which provides incoming and already established investors with better conditions for obtaining investment incentives.
Investment incentives are available to investors in the fields of technology centres, strategic services centres, manufacturing industry, and producers of strategic products.
In the Holešov zone, the most advantageous aspect for manufacturing industry is the investment size threshold for receiving an investment incentive, which is half that required in other non-preferential locations in the Czech Republic.
The minimum investment size to qualify for an investment incentive in SPZ Holešov is:
- CZK 40 million for large enterprises;
- CZK 20 million for medium-sized enterprises;
- CZK 10 million for small enterprises.
All enterprises, regardless of size, must also meet the condition of higher added value.
